Your Apartment

Rent Payments

Due on or before the first of each month. 

All rent payments received after the 5th are deemed late and are subject to late fees which accrue daily. 

For your convenience, we have a drop slot located in our office door at 3946 North Hampton Drive, Powell OH 43065.  For proper credit, be sure to mark your name and unit address on the check. This drop box is emptied daily and it's contents stamped with the date received at our office.


Lease Renewal Info

Current tenants can renew anytime they wish, just call our office at 614-202-0936. By renewing your lease now, you have the benefit of: 
• No daily showings of your unit
• No moving costs
• No pressure to find another place everyone likes
• No additional security deposit is needed


Security Deposit

Security deposits are returned in the form of one check. It is up to the tenants to designate which of them we should make the check out to.


Moving Out

Upon moving out, in addition to cleaning your unit please make sure you have attended to the following items:
• Your account balance with The Denco Group and all utilities must be paid in full. 
• All keys must be returned to our office. 
• Your forwarding address and phone number must be left with our office.


Rental Insurance

The Denco Group requires that all tenants have renter's insurance to cover any loss you may accrue due to theft, fire, water damage, etc. The Denco Group does not cover loss of tenants' personal possessions.


Important  Info

School Breaks

If you are planning on leaving town for any of your school breaks please be sure to KEEP YOUR HEAT ON so the water pipes do not freeze. Otherwise you may return to a flooded unit with burst pipes.

Other Break Reminders: 
• It is our recommendation that you take any expensive items home with you during any school breaks. 
• Make sure your doors and windows are locked. 
• Use a timer that has alternating on/off times while you are gone to look like someone is at home. 
• Have your mail stopped at the post office and pick it up on your return.


Parties

If you are planning a party, please use your best judgment on who is attending. Remember: You are responsible for the actions of your guests! We are requiring that our residents have no more than 20 guests at any time during all parties. There should never be more than 4 people on any deck at one time, and there should never be anyone on the roof at any time.


Towing

You must have a parking pass to park in the off-street parking for your unit. The fee for a lost pass is $50. The Denco Group has contracted with CAM-Car to monitor our parking lots and for towing services. If your vehicle is towed, please call CAM-Car at 614-488-2006.


Trash

Please dispose of trash properly. Any tenant leaving trash outside their door or house, which is not in the proper receptacle, may be fined. Trash that is not disposed of properly can result in an increase in rodent and insect activity!


Couches

The City of Columbus has initiated new fines for those who leave couches on the porch. This applies to ANY upholstered furniture.


Furniture Drive

Pi Delta Theta (with Material Assistance Providers, Inc.) holds an annual furniture drive each year at the end of August. Don't throw away your reusable furniture and other household items - instead donate them to needy families. All items must be clean and in working condition. Another option is the annual "Dump & Run" furniture drive, organized by Students for Recycling. They collect reusable items (furniture, clothing, etc.) that will be sold at a community yard sale, with proceeds benefiting local charities and Ohio State student organizations.
